Toronto is a city of corridors. The Danforth runs east from the Don Valley through Greektown toward the Beaches; Eglinton cuts across East York past Leaside and the old industrial blocks around Bermondsey; Queen East carries Leslieville down into the lake neighbourhoods. If you live or work anywhere along those lines and you have been searching for erotic massage in Toronto, the licensed body-rub studio closest to you is not downtown. It is in East York, on Mobile Drive, a few minutes south of Eglinton Avenue East. This guide explains why it is there, what licensed actually means in Toronto, how to get to it from each part of the east side, and what to expect when you arrive.
Why the licensed studios are where they are
Toronto licenses body-rub parlours under Chapter 545 of the Municipal Code, and the City caps the number of establishment licences at 25. The City has not expanded that cap, so the 25 licences that exist are the ones that will exist. They can only be held in employment industrial zones, which is why you will not find a licensed studio on a residential street in Leslieville or above a shop on the Danforth. They sit in the industrial pockets that ring the core: the Bermondsey and Mobile Drive blocks of East York being one of the most accessible from the east side of the city. We went through what licensing means for you as a client in our piece on safety and the licensed-studio system in Toronto.
That geography matters for two reasons. First, a licensed studio is inspected by the City's Municipal Licensing and Standards division, its attendants hold individual City licences, and the establishment licence is posted on site where you can read it. Second, the East York location puts it inside a 10 to 15 minute drive of most of central and east Toronto, without the downtown parking problem and without the foot traffic of a storefront.
Licensed versus unlicensed, in practice
The practical difference shows up before you ever get to a room. A licensed studio has a reception, a posted licence, attendants who have been through the City's process, and a fixed address that has been inspected. An unlicensed operation, whether it is a condo, a "wellness centre" with no Chapter 545 licence, or a listing with no address at all, has none of that. In Toronto the licensed studios are a small, known set, and the East York one is the one that serves the east half of the city.
Pure Spa: the Premier Spas studio for Toronto
Premier Spas operates three licensed studios across the GTA, and Pure Spa by Premier Spas, a licensed erotic massage studio in Toronto, is the one that serves the city proper and the east end. It is a private, appointment-friendly space at 32 Mobile Drive with attendants on a published daily roster, so you can see who is working before you call. The other two Premier Spas studios cover North York and Etobicoke; Pure is the Toronto location.
Sessions at Pure Spa cover the full range a licensed body-rub parlour is permitted to offer: body rub, sensual full-body massage, nuru massage, tantric massage, and body-to-body massage. The studio is open from 10 a.m. to 2 a.m., seven days a week, which covers the after-work window, late evenings, and weekend afternoons without needing to plan around a 9-to-5 schedule.
What the session types mean
- Body rub is the licensed category itself: a sensual full-body massage with oil, in a private room, with your choice of attendant.
- Nuru massage uses a seaweed-based gel rather than oil, and the attendant uses her whole body rather than only her hands. It is the most requested specialty at licensed Toronto studios.
- Tantric massage is slower and breath-led, built around prolonged arousal rather than a quick finish. Book the longer session if this is what you want.
- Body-to-body massage is what it sounds like: skin contact throughout, usually with oil, and often combined with a standard body rub.

Getting there from across the east side
From downtown Toronto: the DVP north to Eglinton Avenue East, east to Bermondsey Road, then south to Mobile Drive. Off-peak it is about 15 minutes from Yonge and Bloor; allow 25 in the evening rush. If you were hoping for something walkable from a downtown hotel, our city-centre guide explains why the licensed options are a short drive out rather than in the core.
From the Danforth and Greektown: north on Pape or Donlands to O'Connor Drive, then up to Eglinton. Roughly 10 minutes by car; on transit, any bus up to Eglinton East and a short walk from Bermondsey will do it.
From Leslieville and the Beaches: Woodbine or Coxwell north to O'Connor, then east and up Bermondsey. Fifteen minutes door to door from Queen East, a little more from the boardwalk end of the Beaches.
From Leaside and East York proper: you are already in the neighbourhood. Eglinton East to Bermondsey, south one block. From Laird and Eglinton it is under five minutes.
From Scarborough and the east suburbs: Eglinton Avenue East straight across from Kennedy, or the 401 to the DVP south and off at Eglinton. Twenty minutes from Scarborough Town Centre outside of rush hour.
The entrance is discreet and the reception is private; you will not be standing in a shared lobby, and Mobile Drive is an industrial street with no retail and no foot traffic.

What to expect on a first visit
Look at the roster on the Pure Spa page first. Attendants are listed by the day they are working, so you can choose before you call rather than at the counter. Call ahead to hold the time; reception will confirm who is available and for how long. When you arrive you check in at reception, pay for the session length you want, and go through to a private room. The attendant joins you there. There is no shared waiting area and no one walks you past other clients.
Sessions are priced by length. If you have never done this before, take the longer option; the first ten minutes of any session go to settling in, and a short booking leaves very little after that. Reception can extend a session if the attendant's schedule allows, but it is easier to book the time you want up front.
